Why Every New Home Buyer Needs to Use Web Photo Albums

The dream of homeownership is one of the strongest desires and most important adult purchase for many. If you’ve done the hard work of saving for a down payment, looked into securing a mortgage and are ready to engage in the process of searching for your dream home then it’s time to dig in! With literally hundreds, if not thousands, of homes on the market in any given area the process of searching for your dream home can quickly become overwhelming. This is where it becomes necessary to start a web photo album to keep everything straight.

Before you begin looking create several different photo galleries. The first gallery can be loaded with images of your wish list. Do you want granite countertops? An eat-in kitchen? Is a deck and a big backyard a must? Whatever it is, fill this album with your must haves. When you start attending open houses or browsing the for sale listings, recall this album to see if there’s anything you’ve forgotten.

When you finally start touring homes, take lots of pictures. You may have enough images to create a separate album for each home you see, especially if you really like the house. Keep notes while you’re viewing with what you do and don’t like. You may even want to take some pictures of the surrounding area.  This can seem tedious but imagine if you see 10 different homes over 2 months. Do you think you’ll be able to remember all the details of the 2nd home you visited? Unless it really made an impact on you, probably not.

But, if you upload all your images immediately after the viewing and add in as many of your observations, reflections, and questions into the photo gallery you’ll be able to keep things straight and ask any follow-up questions before making an offer.

You may also want to document any problems that you saw with the house. This can prove to be a powerful negotiating tool. When you do decide to make an offer you can include images of the things that need to be repaired, or that you’re willing to make in exchange for a lower price. You can even take these images to a repair person for estimates on the cost of repair. You’ll be fully equipped with a lot of information – making you a powerful negotiator!

Once you’ve decided on the home you love, you can create an additional photo gallery of all of the specific changes or upgrades you want to make to the home. Gather the looks you love, and approach contractors and sales people equipped with what you want, coupled with the images of the current state of the home. They’ll be able to let you know what is possible and what it will cost.

Digital images make it very cheap to take a lot of pictures and compile extensive photo galleries in no time at all. Take advantage of this to put yourself in the best possible position when you’re searching for and purchasing your dream home.
